Why I'd build the R50 room
You were already looking at the R50, and it suits this room. It sits beside the ball, so the depth you have goes to the green and the couches and not to empty space behind the tee. It runs the simulator itself, so there is no computer to house in a finished room.
The trade-off: course play on Home Tee Hero is simpler to look at than GSPro running on a gaming PC. If that matters to you later, the R50 also runs GSPro through a PC, so nothing is closed off.
On the projector, I'd spend the extra on the BenQ. A garden room has daylight, and at 3m wide the sharper picture is noticeable.

Because this is a purpose-built room and not a standard enclosure, I'll have the screen size and its fixings checked against your builder's finished dimensions before anything is ordered. The prices are live. The sizes are the part I'll confirm with you.
The finish you asked for
Padded walls and ceiling, not a frame
Bevelled foam tiles on both side walls and the ceiling for the first 2m from the screen — the zone a mishit can reach. That is 18.6m² of wall and ceiling, so four packs at 5m² each cover it with some to spare. The screen is framed by a foam pelmet, which hides the fixings.

The floor you described
One green surface, wall to wall
You asked for the green area full width and about 3.5m deep from the screen. That is what's priced: premium putting turf with a 16mm pile, laid on 20mm cushioned underlay, with the hitting mat sitting on top.
- The turf comes 4m wide and is cut to fit — a 4 × 4m piece trims to your 3.3 × 3.5m.
- Three packs of underlay cover 15m², enough for the whole green.

The things worth knowing before you decide
What exactly is included?
Every option is the complete room: the 3 × 3m 4K impact screen and its foam pelmet, bevelled foam tiles for both side walls and the ceiling, premium putting turf on cushioned underlay across the full green, the hitting mat, a ceiling-mounted projector with its mount, and a 10m HDMI lead — plus your launch monitor. The R50 needs no computer. The Eye XR does, so the sim laptop is priced into that room.
Do you fit it, or supply only?
Supply only. Everything arrives specified for your builder, and I can send the measurements they need. For the fitting itself, AirTasker is a good way to post the job and get quotes from people who have done this before.
Is the room big enough?
Yes. Garmin's guidance for the R50 is roughly 3 × 3m of floor with a 2.75m ceiling. Your room is well beyond that on depth and height, and at 3.3m the width works for a right-handed room with the mat offset. I'd build at 3.3m and not 3.0m — the driver gets tight at 3.0m.
Can you deliver to Dublin?
Yes. Delivery to Dublin is quoted separately once you've chosen a room, so the figures here are for the kit itself. I'll confirm the delivered price with you before you order anything.
Is there a subscription?
Only if you want course play. The R50 works as a practice range out of the box. Home Tee Hero, with its 43,000+ courses, needs a Garmin Golf membership at £8.99 a month or £89.99 a year. The Eye XR room runs on a computer, and playing courses on it needs Uneekor's Pro package plus GSPro, each in the region of £160–£200 a year.
When do I need to order?
Your fit-out is January or February, so there's no rush. Prices here are held for 14 days, and I'll re-confirm every price and the stock on each item before you order, so nothing arrives months before your builder is ready for it.
What should my builder allow for?
Fixing points on the end wall for the screen, with a gap behind it so the screen can give when a ball lands. A double socket at the screen end, and a cable route up to the ceiling projector. Blinds on any glazing will help the picture in daylight. I'll supply the measurements once the screen size is confirmed.
